How to verify an address before service: a step-by-step method
A failed attempt costs more than the search that would have prevented it. The step-by-step method for confirming occupancy before you attend.

The economics of process serving are simple. An attempt at an address where the subject no longer lives costs travel, time and a return trip, and it delays the proceeding it was meant to advance. The search that would have shown the address was eight months stale costs a fraction of that. Verification before attendance is not extra work; it is the cheapest step in the file.
An address on instruction is a starting point
Addresses arrive from a client file, a contract, an application form or a previous proceeding. Each was accurate on the day it was recorded, and the useful question is not whether the address looks plausible but when it was captured. Ask for the date. If nobody can tell you, treat the address as unverified.
A step-by-step method
Verification is a short, repeatable sequence rather than a single lookup. Followed in order, it resolves most addresses correctly on the first pass.
Step 1: date the address you already have
Before searching anything new, establish when the instructing address was captured. An address from a six-year-old contract carries far less weight than one from a document filed last month, and knowing the age tells you how much corroboration you need.
Step 2: search the fastest-moving source first
Credit-linked address history updates whenever the subject applies for credit, finance or a utility account, so it is usually the quickest way to find out whether the address has changed. Run it first where you are entitled to access it.
Step 3: corroborate through a second, differently sourced record
Confirm the same address, or explain a discrepancy, using a company or director record, a LINZ title record, a PPSR registration or a digital footprint result. The value is in the source being independent of the first, not in running every source available.
Step 4: apply the two-record, dated-agreement threshold
Do not attend on a single result. Attend once two independent, dated records agree on the address, with the more recent inside a period you are prepared to defend if the attempt fails.
Step 5: record the enquiry before you travel
Write down what was searched, when, what each source returned, and which two agreed. This is the record the affidavit of service will later rely on, and it needs to exist before the attempt, not be reconstructed afterwards.
The records that establish a current address
Credit-linked address history
Credit reporting data refreshes whenever a person applies for credit, finance or a utility account, which makes it the most current address source in the country. Access is conditional on the Credit Reporting Privacy Code 2020 and on a permitted purpose, and every access is logged by the credit reporter.
Company and director records
If the subject holds or has held a directorship or shareholding, the Companies Register supplies a service address, company addresses and related entities. Those entity links frequently produce a current position when a residential record has gone quiet.
Property and title
LINZ title records confirm ownership, encumbrances and sales history. They anchor identity strongly and often corroborate an address obtained elsewhere, but they do not establish occupancy on their own.
PPSR and insolvency
Registered financing statements and insolvency entries carry address details supplied at registration, each with a date. For a server they are corroboration; for the instructing party they are also a viability signal.
Digital footprint
Phone, email and username tracing establishes a live contact point. Where a postal address is contested, a working mobile number is often what actually resolves the matter, and it gives the server a way to confirm presence before travelling. Two records, different sources, both dated
The working threshold for attending is two independent records agreeing on the same address, recorded at different times, with the more recent one inside a period you can defend. One confident-looking result is the most common cause of a wrong-address attendance, and, where someone else now lives there, of a privacy problem as well as a wasted trip.
Purpose, and the limits on the enquiry
Service of proceedings is a clear authorised purpose, and it is declared before the search rather than reconstructed afterwards. It does not extend to enquiries beyond what service requires. Building a profile of the subject's finances, relationships or movements because the data was available is collection beyond purpose. Where there is any indication the subject has relocated for safety, stop and take instructions before proceeding.
The record supports the affidavit
An affidavit of service is stronger where the address element rests on a documented enquiry: which sources were searched, on what date, what each returned, and which two agreed. Where service fails and substituted service is sought, that same record is the evidence that ordinary service was properly attempted.
